• Use the services of an experienced area Realtor-well of course this would be N0.1 on our list!
Do your homework and take your time. One ingenious client sent out an email to her friends in the neighborhood asking for the good, the bad and the ugly stories about what they have heard about the local agents and about their personal experiences with their agents! We say BRILLIANT!. Other methods of selecting an agent? Go to local open houses and meet the agent, shop local websites and keep your ear to the ground.
• Consider a Pre Listing Home Inspection
Buyselltoronto pays for this home inspection at an approximate value of $350-500!! Let’s understand what we are dealing with up front. It shows buyers disclosure and encourages a clean offer with no conditions.
• Price Properly
We cannot stress this enough. Today’s buyers are very educated. List too low and you loose valuable dollars. List too high, sit on the market and you loose valuable dollars. Demand your agent justify their pricing ideas and their strategies. Ask for a low and a high selling price range. Do not let the dishonorable agent BUY your listing!! This agent wins by making their money on buyers looking at your property but selling them more reasonably priced listings!! And you loose by letting the market pass you by generally resulting in a lower sales price!
• Consider Staging or at the very least a strong edit
Listen to your agents ideas as to the showing condition of your property. We do mean to be insulting but we are staging to SELL, not to live. Declutter, depersonalize, keep clean and fresh flowers or a coat of paint-they all a long way. Don’t believe it? Check out HGTV. End of story!!
• Demand Exposure and Luxury Marketing Materials and a savy Website
Doesn’t this speak for itself?
Please see our "Sweet Deals" link in our Real Estate Services section. This will detail you exactly what we have to offer!
Some information on “selling your home yourself”
• Selling Privately
Occasionally, one can see "For Sale By Owner" signs. Some owners think that selling their own home will not only save them money, but believe they have an advantage over the sellers that have their home listed by a reputable Realtor©. Before you decide to take on this very important and legally complicated process, remember, even most Real Estate Lawyers do not recommend selling your own home yourself in today's market. Here are a few of the most important reasons as to why:
1. You are limiting your exposure to potential buyers which theoretically means your home will take much longer to sell on the market which usually means a lower selling price.
2. Most buyers find it extremely awkward to view, negotiate or even to talk directly with sellers and therefore avoid FSBO (For Sale By Owner) properties.
3. Lack of negotiating experience and lack of pertinent legal and contractual information will often result in a lower selling price, or worse yet, a bungled contract and possible lawsuits.
4. The majority of qualified buyers are already working with experienced real estate professionals.
5. Accepting an offer is one thing, ensuring a safe and successful closing is quite another. Real estate transactions often have problems on closing. At times, expecting the Buyers and Sellers Lawyers to fight it out or resolve the problem, can often mean the deal is lost. This is the time that an experienced real estate professional can be your most important tool when it comes time to sell your largest asset. Your Realtor© acts as a great mediator.
HOWEVER...
From time to time our clients do come across a private deal that is too good to pass up. Whether these buyers hear about a private sale or whether a vendor has an interested buyer come a knocking on their door. Hey! It happens! To these clients we say-Go to it! But please go slow, get all the information and yes, you can absolutely call us for help and advice. Often we have drafted offers for private purchases! ( no- we do not charge you any fees) We just want to know that you are being taken care of and are acting prudently. If you would rather not involve us? No worries but please seek third party advice, hopefully in the form of a lawyer before doing anything rash!!!
