Buyers Information

 

•  Determine your spending price range

See our link to the Gross and Total Debt Service ratio for suggested comfort zone. Speak to your bank or mortgage broker referred to you by your realtor. Ask your realtor to explain the market climate in which you are shopping and they can suggest various strategies to keep you within your comfortable spending range.

•  Select a Realtor

Ask your friends, family and colleagues for referrals. No ideas? Don’t be afraid to interview a few agents. Drop in at local open houses or view local real estate web sites.

•  Make a wish list, a must have list and hopefully a list of preferred neighborhoods

Need we say more? Your realtor will find this information tremendously helpful and if they are not paying attention to this list-its time to change realtors!

•  Understand agency relationships

Your realtor can explain this in detail and this is incredibly important. You need to understand who is working in your best interests and sign the contracts accordingly.

•  Ask your agent to explain all of the following

What is the market climate in which you are shopping, what are the existing inventory levels, how does this influence buying, should I buy first or sell first, how do I compete in a multiple offer scenario, what happens at closing???? There is a lot more you need to understand and we look forward to chatting with you further when we meet with you. No question is too small or too silly!!!!!

HOWEVER...

From time to time our clients do come across a private deal that is too good to pass up. Whether these buyers hear about a private sale or whether a vendor has an interested buyer come a knocking on their door. Hey! It happens! To these clients we say-Go to it! But please go slow, get all the information and yes, you can absolutely call us for help and advice. Often we have drafted offers for private purchases! (no- we do not charge you any fees) We just want to know that you are being taken care of and are acting prudently. If  you would rather not involve us? No worries but please seek third party advice, hopefully in the form of a lawyer before doing anything rash!!!
